Survey: Davis Apartment Vacancy Rate Improves Substantially

Spurred by the construction of hundreds of new apartment units on the ��Ƶ campus, the apartment vacancy rate in the city of Davis has increased substantially, while monthly rents have increased more modestly.

A survey report released today (Feb. 1) shows a 3.0% blended vacancy rate — including apartments leased by the unit and by the bed — which is significantly higher than the 0.5% rate for fall 2022. Rents increased by a combined average of 1.8%.

Apartment vacancies in the city of Davis reached some of their highest rates in more than 40 years as ��Ƶ, Davis, students continued with mostly remote studies in the COVID-19 pandemic, according to a fall survey released today (Feb. 3).

The blended vacancy rate of 12.2 percent — including apartments leased by the unit and by the bed — compares with 1.0 percent in fall 2019. This is the highest vacancy rate since the report started offering a combined rate for the two types of leases with the fall 2016 survey.

Few city of Davis apartments are vacant and rental rates are up since last year, according to a survey commissioned by Student Housing and Dining Services at ��Ƶ and released today (Feb. 11).

The blended vacancy rate — including apartments leased by the unit and by the bed — is estimated to be 0.5 percent, compared with 0.3 percent in fall 2017. Rents increased by an average of 6.5 percent.
